How should my roof last?
One of our most frequently asked question about roofing and maybe the most important is “how long should my roof last?”. It can depend on many factors of course, the style of roof, maintenance done, and weather.
In Arizona, a Shingle Roof system will typically perform between 18-20 years. Asphalt shingles will eventually experience granule loss and weaken which can lead to tearing, lifting and then leaks. Whereas a Tile Roof system should last about 25-30 years before replacement should be needed. Common issues that may cause tile roofs to fail early could-be broken tiles or roof debris building up in valleys and drainage pathways. Also, flat roofs including patios, walk decks, and main flat roofs will vary on use. But can last 10-20 years as long as upkeep such as the top coating being applied every 5 or 6 years.
